A buyer's first impression is everything. If they pull up to the house and it looks rough, you risk losing them before they even step inside. Buyers decide within 60 seconds whether they will consider buying it or not.
Some ways to ensure you present your house in the best light is to make sure there are no weeds, bushes and trees are trimmed, the lawn is cut (if you have one), the driveway doesn't have any stains, the garage door doesn't have any marks or dents.

If you know something is wrong, just fix it. It can save you a headache later on in the process when the inspector finds it. You can end up paying more for something that could of cost you less if you would have fixed it in the beginning.

Work with a REALTOR to make sure you price it correctly the first time. Pricing it wrong could mean your house will sit on the market for a long time. If you price it too low, a buyer may think something is wrong and if you price it too high and have to lower the price, it will hurt you more than if you priced if right the first time.

Most buyers start their home search online so finding a social savvy REALTOR will ensure your house gets the most exposure to help find the right buyer. You will want to find a REALTOR who uses professional photos, a virtual tour, lists on multiple websites, and uses social media.
