The Free STR Analysis: What It Is and How to Use It With Your Client

Modern Las Vegas home exterior with a two-car garage

A client has found a property and wants to know whether it would work as a short-term rental. Instead of guessing, you can request a free analysis and use it as the centerpiece of the conversation.

What to have ready

  • The property address, or the specifics of the type and area you are considering.
  • The client’s goals: income, appreciation or a place to use occasionally.
  • Any known constraints, such as an HOA.

How to use it

  1. Request the analysis and tell your client when to expect it.
  2. Review it together, starting with net income after expenses, not gross revenue.
  3. Compare the short-term result with a mid-term scenario, so you are choosing between strategies rather than saying yes or no to one.
  4. Check the rules for the property before anything else: permits, HOA and lender.
  5. Decide on next steps: make an offer, look at alternatives, or hold.

A reminder on expectations

Any projection is an estimate, not a promise. Present it as a range with the assumptions visible, and show your client what changes the answer: occupancy, rate and expenses.
