This is an estimate, not a loan approval. It uses common lender guidelines: housing costs of no more than 28% of gross monthly income and total debts of no more than 36%, and it does not include mortgage insurance. Lenders set their own limits, and your credit, loan type and savings matter. The 7.40% starting rate is the Freddie Mac 30-year fixed average for the week of October 15, 2026.

Home affordability: common questions

How much house can I afford in Las Vegas?

It depends on your income, monthly debts, down payment and the interest rate. A common guideline is to keep housing costs under 28% of gross monthly income and all debts under 36%. This calculator applies both and shows the price that stays within them.

What counts as monthly debt?

Car loans, student loans, credit card minimum payments and other recurring loan payments. Do not include rent, utilities or groceries. The new mortgage payment is calculated for you.

Does a bigger down payment help?

Yes. A larger down payment means a smaller loan for the same price, so more of your budget goes to the price of the home. It can also help you avoid mortgage insurance at 20% down on most conventional loans.

Is this the same as a pre-approval?

No. A lender verifies your income, credit and assets before approving a loan amount. Use this as a planning tool, then talk to a lender for a real number. Our buyer advisors can introduce you to one. You can also see your payment on the mortgage calculator.
