How to Refer an Investor or Relocating Client to Cunningham Group

The strongest referrals feel like a warm introduction, not a name on a list. A little preparation makes a big difference to how the client is received.
Tell your client first
- Explain who you are referring them to and why.
- Get permission to share their contact details.
- Set expectations: what will happen next and who will contact them.
What to include
- Name, phone, email and the best time to reach them.
- What they want: an investment property, a relocation, a sale, or management of a property they own.
- Timeline and rough budget.
- Property type and rental strategy, if they have one in mind: short-term, mid-term or long-term.
- Any promises you have already made.
Why it matters
Investors in particular are used to being sold to. When they are introduced by an agent they already trust, and the next person already understands their goal, they respond. That is how a referral becomes a relationship instead of a cold call.
See The Agent-to-Agent Handoff for introduction language.
