Your 90-Day Investor Start Plan

Inspiration fades by Tuesday. A sequence does not. If you want to build an investor business, here is a three-phase plan that fits around a full calendar.

Days 1 to 30: learn and build
- Learn the four numbers well enough to explain them out loud.
- Learn your market’s short-term and mid-term rules, including permits, HOA and lender terms.
- Build your one-page pro forma template.
Days 31 to 60: talk to people
- Mine your database for past clients with any investing interest.
- Meet your referral partners: CPAs, lenders and 1031 intermediaries.
- Send a pro forma to ten prospects.
Days 61 to 90: close and keep
- Close your first investor deal.
- Pitch the management, or the referral to management.
- Book the first quarterly portfolio review.
If you only do one thing
Build the pro forma template and send it to ten past clients. Everything else follows from the conversations that start.
The whole approach is laid out in The Investor Playbook.
