The Agent-to-Agent Handoff: Referring a Client to Las Vegas Without Losing Them

When a client says they are moving to Las Vegas, or want to invest here, you can pass the baton in a way that keeps the client’s trust in you. The test of a good handoff is simple: your client should feel more looked after after the introduction, not less.
Before you introduce anyone
- Ask your client for permission to share their details with a local agent.
- Capture the goal in their words: live in it, rent it, or both.
- Capture the timeline, budget range and any must-haves or constraints.
- Note what they already know about the market and what worries them.
What to send your partner
- Name, phone and email, plus the best contact time.
- The goal, timeline and budget range.
- Financing approach: cash, loan or exchange funds.
- Anything you promised the client.
- How often you want updates.
The introduction email
Subject: Introduction: [Client name] and [Partner name]
Hi [Client first name] and [Partner first name],
I am glad to connect you. [Client first name] is [one sentence on the goal and timeline]. [Partner first name] works with [short description of Las Vegas experience, such as investors, relocations or rental properties] and is who I trust in Las Vegas.
[Partner first name], I have already shared the details we discussed. [Client first name], I will stay close and check in after your first call. Please reply all if you need anything from me.
[Your name]
Keep the relationship
- Ask the partner to copy you on milestones: first call, first showing, offer, closing.
- Check in with the client yourself after the first call.
- Set expectations about how referral compensation works in writing, per your brokerage’s rules, before the introduction.
- After closing, send a note and ask how the move or investment is going.
What a Las Vegas partner should be able to tell your client
Rental rules by area and property type, HOA restrictions, realistic rental income expectations, and who manages the property afterward. If your partner cannot answer those, find another partner. For investor clients, that is the whole game.
