Las Vegas Valley Market Reports for January 15, 2020
Market inventory has begun to slip downward as we start of 2020 hot. The inventory of homes is down to 52.2 days - the lower than at any point in 2019 and the lowest level overall since September 2018. This indicates prices are likely to begin to rise and days on market will begin to shorten. Of course it's still early in the year and things could change, but the trends appear to be towards a stronger seller's market.

The Technology Age is Long Gone - This is the Age of Way-Too-Much-Information Part II
What do you think? How has the abundance of information available today affected your business and do you think you’re adjusting well to it? On yesterday’s bog, I outlined my belief that we are well passed the “technology age” and those who still think that are stuck in the 90s.It’s now the Age of Way-Too-Much-Information, and as REALTORS, this era can be challenging, but I believe there are far more opportunities for us than…
(Part 1) Technology Age Over - This is "Age of Way-Too-Much-Info"
I often attend conferences and meetings where “technology” is still discussed as some sort of obstacle or challenge to understand in the real estate industry. Every time I see or hear the topic of technology I cringe, because it reminds me how much of our industry is still living in 1990s paradigms.

Controlling your client... It means having the right conversations
I am coming up on 15 years as a REALTOR and one of the things experience has given me is a perspective on other agents. I have found the vast majority of REALTORS struggle with controlling their clients. Why is this? I long assumed it was just because most agents are so desperate for a sale that they prefer to avoid telling the client anything they don’t want to hear. Recently I’ve come to realize that assumption was flawed.
Showing Appreciation
Thanksgiving is over but that doesn't mean we can't show gratitude to our clients. While reading Silvia Duke's post, she wrote something that stood out to me: "A few years ago, I received a note from another agent after a completed transaction with a small gift card for coffee.
"Am I paying too much?” The Appraisal Dilemma
I've been a REALTOR® for nearly 15 years, and in Las Vegas, that means about 10 years in a seller’s market and 5 years in a buyer’s market during the recession years. IN other words, it’s almost always a seller’s market in Vegas, and that means a continual challenge which is appraisal issues. Right now as the market has been hot, this issue takes center stage again. I always like to explain it to clients this way... A.
The Power of Gratitude
With Thanksgiving next week, being thankful for the people and things we have is on the top of mind. The part is all this gratitude is great for our mind according to this article by Christian Jarrett. Christian Jarett writes, "The more you practice gratitude, the more attuned you are to it and the more you can enjoy its psychological benefits.
Productive Over Busy
Over the years, I've seen many agents get into the busy, work their tails off, and then exit in the first year or two. I learned at an early age, that working hard in this business isn't enough. I reflected on this when reading Erika Napoletano's post on being productive vs busy.
Las Vegas REALTORS® Come Together
Dear REALTOR® community: It's been a brutal couple of days for Las Vegas community as the world has seen. One evil person showed something... but the 2 million people who live here showed something entirely different - our strength and unity when someone attacks our home. We've come together in our darkest hour as a real community.
Is it Time for you to Re-Brand?
Is it Time for you to Re-Brand? I’ve always been skeptical about real estate agents and their “Brands”. I hear a lot of agents talk about it, but for most their brand exists only in their own minds and doesn’t bear out in anything else. At Cunningham Group, we recently completed a full re-brand and one of the challenges in doing so, is I wanted to make sure the brand would permeate at all levels of the company.
Leveraging Your Stats
I've come to find that stats can really help you position yourself as an expert in the market. Being able to back up what you're saying with hard data can help you gain credibility and really be the one who people look to in the community. As a part of the GLVAR (Great Las Vegas Association of REALTORS), we have access to a great tool that shows historical data in various ways.
Referrals + Brand + Lead Gen = Growth
While referrals are a big part of my business, I know that I still need to generate leads to grow my business. Below is the formula I use and I've continued to see growth year over year. Credit: www.realestateexpress.com REFERRALS Some agents work strictly on a referral basis and it works for them. That said, always keep referrals in mind when talking with agents around the country and anyone you meet in the community.
